The basement is primarily open so air to the water heater should be no problem. My basement is very dry from all of the tests I have done. I have a few hairline cracks that I had inspected and showed here- both said they were of no concern.

I have about 1-2' of above ground exposed in the basement. That is only a very small window in the basement,
no other access. I plan to install additional rigid foam into each cavity above the sill, seal with spray foam to hold in place and then fill with typical batt insulation. That should cover the entire sill plate and put it inline with the new walls.

Just not sure if R 10 is needed, with the added thickness. Means my walls will be around 4" after drywall. I can live with that, but if it can go thinner and save a little cash all the better. Again not looking to skimp and regret anything later.
